Abstract (English):
This paper examines the socio-economic efficiency of the creation of protected areas, by the example of the reserve “Tarhovsky”, Kurortny District of St. Petersburg. Noted and analyzed the two main aspects of the problem, including consideration of such factors as the influence of closing of real estate building projects to the protected area, and socio-economic benefits of protected areas creating for the population and economic entities.

Необходимость учета локальных факторов при оценке стоимости жилья вообще является одним из важных аспектов экономики недвижимости. В соответствии с правилом расположения недвижимых объектов стоимость жилья, находящегося близ парка/рекреационной зоны/особо охраняемой природной территории, является выше, чем жилья, расположенного в урбанизированной/промышленной зоне города.
